Since the Control of Asbestos Regulations 2012 came into force, owners of non-domestic buildings have been responsible for the safe management of asbestos in premises. This involves establishing a working Asbestos Management Plan.
The initial part of the management process involves locating and identifying, so far as is reasonably practicable, any asbestos containing materials (ACMs) within premises which is normally achieved by undertaking a survey. The survey is carried out by our professionally qualified surveyors who specialise in locating asbestos containing materials within properties. Surveys are also required before demolition or refurbishment of any building or structure in order to help manage health and safety risks to workers. There are two types of asbestos survey and these comprise;
Asbestos Management Survey (standard sampling, identification and assessment)
The purpose and procedures used in this survey are the same as for the former Type 2 survey and aim to provide detailed information regarding asbestos containing materials present within a premises to enable their ongoing management.
Pre-Demolition / Refurbishment Asbestos Survey (fully intrusive sampling and identification)
This type of survey is used to locate and quantify, as far as reasonably practicable, all ACMs in a building and involves intrusive inspection to gain access to all areas, including those that may be difficult to reach behind wall coverings or above ceilings. A full sampling programme is undertaken to identify possible ACMs. This survey is designed to be used to inform removal of ACMs from a building prior to demolition or major refurbishment.
